Tokenization vs Cryptocurrency vs NFTs: What's the Difference?
Tokenization vs cryptocurrency vs NFTs in one comparison table: fungible vs non-fungible, payment vs security vs utility, and Pakistan's rules.
Tokenization vs Cryptocurrency vs NFTs: What's the Difference?A cryptocurrency is a digital asset native to a blockchain, such as Bitcoin, whose value is not tied to anything off-chain. Tokenization is the process of representing a real-world asset or right, such as gold, property or a bond, as a token backed by a legal claim. An NFT is a non-fungible token: a unique token that represents one specific item, from digital art to a certificate. All three use tokens on blockchains, but they differ in what backs them, how they are regulated and what they are used for.
Key takeaways
- Cryptocurrencies are native assets; their value comes from use and market demand, not from an off-chain asset.
- Tokenized assets (RWA tokens) claim to represent something off-chain and depend on legal agreements, custody and reserves.
- NFTs are unique and non-interchangeable; tokenized assets are usually fungible, like shares.
- Tokens can also be grouped by function: payment, security (investment) and utility.
- In Pakistan, virtual assets are regulated by PVARA under the Virtual Assets Act 2026, and its token issuance rules for ARTs and FRTs apply from 21 August 2026.
Simple definitions
What is a cryptocurrency?
A cryptocurrency is a digital asset created and tracked by a blockchain's own protocol. Bitcoin and Ether are examples. Nobody promises to redeem a bitcoin for anything. Its value depends on what people are willing to pay for it and on its use in the network, which is why prices can move sharply.
What is tokenization?
Tokenization means creating tokens that represent rights to an asset that exists outside the blockchain. One token might equal one gram of vaulted gold, one share in a property company, or one unit of a bond. The token's value depends on the underlying asset and on whether the legal claim can actually be enforced. TK-01 explains the four layers: asset, legal wrapper, token contract and registry.
The word "tokenization" also has other meanings. In payments, it means replacing card numbers with tokens for security. In AI, it means splitting text into tokens for a language model. This article uses the blockchain meaning.
What is an NFT?
An NFT (non-fungible token) is a token where each unit is unique. Token #1 is not the same as token #2. On Ethereum, the ERC-721 standard is commonly used for NFTs. NFTs became known for digital art and collectibles, but they can also represent tickets, certificates, domain names or a single specific asset such as one property title record.
Comparison table: tokenization vs cryptocurrency vs NFTs
| Feature | Cryptocurrency | Tokenized asset (RWA token) | NFT |
|---|---|---|---|
| What it represents | Itself (a native network asset) | A claim on an off-chain asset or right | One unique item or right |
| Fungible? | Yes | Usually yes | No |
| What gives it value | Network use and market demand | The underlying asset and the legal claim | The item, its uniqueness, and demand |
| Off-chain backing | None | Yes: custody, reserves, legal wrapper | Sometimes (for example a linked physical item) |
| Who controls supply | Protocol rules | The issuer, within regulation | The creator or contract |
| Holder restrictions | Usually none | Often KYC-only (permissioned) | Usually none, sometimes restricted |
| Typical standard (Ethereum) | Native ETH, or ERC-20 tokens | ERC-20, ERC-3643 | ERC-721, ERC-1155 |
| Main risks | Price volatility, security | Issuer, custody, legal and liquidity risk | Illiquidity, price, authenticity |
| Examples | Bitcoin, Ether | Tokenized gold, tokenized bonds, property shares | Digital art, tickets, certificates |
Fungible vs non-fungible tokens
Fungible means interchangeable. One rupee note of the same value is as good as another. Fungible tokens (ERC-20) work the same way: 1 token = 1 token.
Non-fungible means unique. A specific house, a specific painting, or a concert seat with a seat number cannot simply be swapped for another.
Tokenization can use either:
- Fungible: 1,000,000 tokens each representing an equal share of a building.
- Non-fungible: one NFT representing the whole building's ownership record, or one NFT per apartment.
Semi-fungible tokens (ERC-1155) mix both: several fungible tokens per item type, useful for things like event tickets in different classes.
Payment vs security vs utility tokens
Another way to classify tokens is by what they do. These categories come from how regulators around the world tend to think about tokens; the exact legal definitions differ by country.
| Type | Purpose | Examples | How regulators usually see it |
|---|---|---|---|
| Payment | Used to pay or store value | Stablecoins, some cryptocurrencies | Payment and stablecoin rules; reserves and redemption |
| Security / investment | Represents ownership, debt or profit rights | Tokenized shares, bonds, fund units | Securities or investment rules; disclosures and licensing |
| Utility | Gives access to a product or service | Platform credits, access tokens | Varies; may be treated as an investment if sold on profit expectations |
A single token can drift between categories depending on how it is sold and used. A "utility" token marketed with promises of price gains may be treated as an investment.
How each is regulated in Pakistan
Pakistan's framework changed substantially in 2026.
- Virtual Assets Act 2026 and PVARA. Parliament made PVARA a permanent statutory regulator in March 2026, and its licensing regime launched in August 2026 with 10 licence categories including exchange, custody, broker-dealer, advisory and issuance (TechJuice). Businesses providing services in virtual assets, including cryptocurrencies, need the relevant licence.
- Token issuance rules. From 21 August 2026, PVARA regulates the issuance of Fiat-Referenced Tokens (stable against one fiat currency) and Asset-Referenced Tokens (referencing an asset, basket or right). Issuers need PKR 300 million paid-up capital, reserves of at least 100% of redemption liabilities, and a whitepaper before marketing (Cryptoverse Lawyers). Many tokenized assets fall here.
- Securities law. Tokens that act like shares, bonds or fund units may also raise questions under SECP's securities and fund regulations. Where PVARA's and SECP's responsibilities meet for a given token is a matter for legal advice.
- NFTs. Whether a specific NFT counts as a regulated virtual asset depends on its use and the definitions in the Act. A concert ticket NFT and an NFT sold as a fractional investment may be treated very differently. Check PVARA's guidance and get advice before selling NFTs to the public.
- Banking access. SBP Circular No. 10 of 14 April 2026 allows regulated banks to serve PVARA-licensed providers (TechJuice).
For a builder, the short version: experimenting on testnets is fine; offering a token or token service to the public in Pakistan needs a regulatory check first.
Which one should a developer learn first?
It depends on what you want to build.
- Want to understand blockchains deeply? Start with how cryptocurrencies and ERC-20 tokens work: balances, transfers, gas, events.
- Want to build for banks, fintechs and asset owners? Learn tokenization: permissioned tokens, identity, reserves and reporting.
- Want to build for creators, events or credentials? Learn NFTs: ERC-721, ERC-1155, metadata and storage.
All three share the same foundations, so the first month looks similar whichever path you choose: Solidity basics, testing with Foundry or Hardhat, and reading contracts on a block explorer.
Common mistakes people make with these terms
- "Tokenized means safe." A tokenized asset is only as reliable as its issuer, custody and legal structure.
- "NFTs are only art." NFTs are a technical format for unique tokens; art was just the first big use.
- "Crypto and tokenization are the same." Cryptocurrencies are native assets; tokenized assets represent off-chain things.
- "A token on the blockchain proves ownership of the asset." It proves a record exists. Legal enforceability comes from contracts and law.
- "Utility tokens are never regulated." How a token is sold matters as much as its label.
Quick decision guide: which token type fits your project?
If you are planning a final-year project, a startup idea or a client build, these questions point to the right design.
- Does the token need to represent something that exists off-chain? If yes, you are doing tokenization. Plan the legal wrapper, custody and reserves first.
- Is every unit identical? If yes, use a fungible standard such as ERC-20 (or ERC-3643 for permissioned holders). If each unit is unique, use ERC-721.
- Do you have many item types, each with several identical copies? Consider ERC-1155.
- Must holders be verified? Use a permissioned design with an identity registry.
- Is the token meant to keep a stable value against a currency? That is a stablecoin, which in Pakistan falls under PVARA's FRT rules for public issuance.
- Will people buy it hoping the price rises? Expect regulators to treat it as an investment, whatever you call it.
- Is it just for access to your app? A utility design may fit, but avoid marketing it as an investment.
Writing the answers down before coding saves rework and makes the project easier to explain to examiners, clients or regulators.
